What Investors Should Look For Before Making an Offer on a Deal

Investment deal flow is only useful if the numbers come with it. A listing without an after-repair value, a rehab estimate or financing context isn’t a deal — it’s a guessing game. Before you make an offer, or even a phone call, you should be able to answer three questions from the listing alone.

1. What is the ARV, and does the math actually work?

After-repair value sets the ceiling on what a deal is worth. Without it up front, you’re stuck estimating comps yourself before you can even decide whether a property is worth a second look. Deal flow with ARV attached lets you filter fast and only spend time on numbers that pencil out.

2. What’s the real rehab budget?

A property priced to look like a bargain can hide a rehab budget that erases the margin entirely. Look for listings that separate purchase price from rehab cost clearly — foundation issues, HVAC, roofing — so the total investment is obvious before you’re under contract, not after.

3. What financing is already lined up?

Financing terms attached to a listing tell you how fast a deal can move and what kind of buyer it’s built for. A property matched to hard money terms behaves differently than one financed conventionally — knowing this before you offer saves a renegotiation later.

Filter by what matters, not just location

City and price are the easy filters. The ones that actually save time are type, ARV range and rehab budget — narrowing deal flow down to the properties that match your strategy instead of scrolling through everything on the market. Save the search once, and let new matches come to you.

Move fast when the numbers are already there

The advantage in this market usually goes to whoever can evaluate a deal fastest. When ARV, rehab and financing are visible from the first look, you can make an offer or reach out to the listing agent directly — no waiting on a callback just to get basic numbers.
