How to Vet a Referral Partner Before You Ever Send Them a Client

The moment you introduce a client to another agent, lender, or contractor, your name gets stapled to their work. If they’re excellent, you look sharp. If they drop the ball, your client remembers who sent them. Vetting a referral partner isn’t bureaucracy — it’s basic self-protection, and most people skip it because it feels awkward to ask.

Start with evidence, not enthusiasm

A confident pitch is not proof of competence. Ask for two or three recent clients you can actually call, not just a testimonials page. Ask how many deals they closed in the last twelve months in the specific area or price range your client needs. A partner who’s vague about numbers is telling you something, even if they don’t mean to.

Match communication style before you match specialty

A technically great agent who takes two days to return a call will still frustrate your client. Before the first referral, have a real conversation — not an email exchange — and pay attention to response time, tone, and how they talk about past clients. If they badmouth a previous customer, assume you’ll be discussed the same way one day.

Treat the relationship as ongoing, not one-and-done

The best partnerships are checked in on, not just launched. A quick call every quarter — how’s it going, what’s changed, is the split still fair — keeps both sides honest and catches problems before they cost you a client’s trust. Vetting isn’t a single event. It’s a habit that protects the referrals you haven’t made yet.
